Historic Secluded Scottsdale Estate - $1.49 million - April 24, 2008
Sold - Full price offer in less than one week after the staging

Hidden at the end of a private drive is this charming 1957 estate.  Wander the two acre
grounds and you will discover a private tennis court, pool, citrus orchard and rose
garden.  The 5,400+ sq. ft. home has two master suites and is well suited to the needs
of a resident in a wheelchair.

The heirs, who live out of state, were overwhelmed with the task of sorting through all
the antique furniture and collections of books and fine art.  They needed to get the
home ready for the market so they called me to come out for a consultation ($150).

I met with the executor of the estate and we toured the home.  I made notes of all the
visual issues, including recommendations for new paint colors and prepared a written
report that he was able to give to his handyman, gardeners and cleaning staff.  I then
provided a quote to stage the property after all the painting and maintenance issues
were completed.

The owner was eager for me to bring in my staging team and transform the residence.
Over a two-day period we removed dated furniture, rearranged rooms, restyled book
shelves, de-cluttered and styled the rooms with accessories and art, using mostly items
found in the home.

Both the Realtor and the heirs were thrilled with the results and they received a full price
offer in less than a week.

from another room) set a welcoming tone in the foyer.
Before: excess furniture crowded the Dining
Room.
After: The Dining Room is more spacious after excess furniture and the area rug are removed.
Before:  The Living Room was crowded with too
much furniture.
After:  Excess furniture was removed and the seating group was opened up to allow easy
entry into the room.
Before:  Too many sofas crowded the living
room.
After:  The excess furniture was removed, furniture was rearranged and more lighting was
added to brighten the living room.
Before:  The Master Bedroom was crowded
with old furniture.
After:  An elegant sleigh bed was brought in from another room to serve as a focal point.  A
new seating area was created across from it.
Before:  The huge Master Bathroom looked
vast and the pink counters and flooring stood
out.
After: The addition of an antique table (borrowed from another room)  along with new towels
and accessories create a luxurious spa feeling.
After:  A blank wall in the Master Bath was transformed with art and accessories.

"The house is under contract.  We
listed it at just under $1.5 million, and
we had a full price contract in less
than a week.  Thanks for everything.
Everyone loved your work!"
