What is Virtual Staging
Virtual staging is a way to showcase a room's potential without the expense of furnishing or remodeling the space. It is done by recreating the room on a computer to produce a color rendering of the finished room.
Can you change the flooring, wall color, etc.?
Yes, because we are recreating your room rather than editing a photo we can show the potential of room by changing flooring, opening a wall, etc. Since the rendering is displayed in the room a buyer can view this as a design plan that they could consider implementing. If displayed on-line the term "conceptual rendering" would be on the image so the buyer would know that the room doesn't look like that currently.
What size is the furniture?
A buyer is wondering if their furniture will fit in the room. Because our rendering is created from your room's measurements rather than from a photo of your room all the furniture shown is to scale and will actually work in the room. The sizes of the key furniture items are displayed next to the rendering so buyers can see if their own furniture will fit in the room. The furniture shown is based on items that are available from furniture retailers, so a buyer could purchase the items shown in the rendering.

How is the Rendering Displayed?
The virtual stage renderings are displayed in the room on an easel. They are also available in a digital format for use on the internet.

What's included in the price of a rendering?
Our service includes a 90-minute on-site visit to fully understand the room and the home's overall layout. It includes measurements and photos needed to create your rendering. Also included is the mounting and display of the rendering along with an easel that is on-loan while your home is on the market. A digital image is also available for your use.

What does a rendering typically cost?
Prices for the first major room such as a living room, family room or master bedroom start at $250*. If you would like to show a new concept for the same room such as a game room also shown as a family room the fee is $75. If you would like a rendering for another room in your home prices are typically $150 for each additional room.

Is Virtual Staging less expensive than traditional staging?
Yes, it's much less expensive than fully furnishing a room with rented furniture. It can cost about $400 per month to furnish a major room (living room, great room, etc.) in an average size home. Plus delivery, set-up and pick-up fees of about $500. That's $1,700 for a 90-day rental vs a $250* one-time fee for a virtual staging of the same room.

When is Virtual Staging a good option?

How long does it take to create a rendering ?
It typically takes five business days per rendering. Lead times will vary based on work load.
