Do your photos show off your listings?
In todays real estate climate, buyers have an overwhelming number of homes to
choose from. Up to "70 percent of buyers will pick out the top five properties they
want to tour from online photos".* A home that has been staged will stand out.
Additionally "Staged homes typically fetch 7 percent more than comparable
unstaged properties and sell twice as fast"*
*Source: Home Magazine, June 2007, p. 78
Stage or lower the price?
If you are getting showings, but no offers the price may be right, but the property
may not be showing well. A typical price reduction of 3% on a $300,000 home is
$9,000. The cost of staging a home that has furniture, but needs rearranging
and restyling can range from $500 to $2,500. Staging a vacant home with art
and accessories starts at $150/mo, plus a one-time set-up fee based on the size
of the home. Staging a vacant home with furniture and accessories in key rooms
starts at $3,000 and up for 90-days**.
**Sometimes its possible to provide furniture for less than 90-days for a slightly
reduced rate.
Who pays for staging?
In my experience in Arizona about 70% of the time the client and the Realtor spit
the cost of staging. Other times the client pays for the staging costs and
sometimes the Realtor pays for the staging costs.
