The owner contacted me prior to putting his townhome on the
market. He was the original owner of the unit and he felt that it
should be updated and staged before he put it on the market.
I met the owner at the unit for a 90-minute consultation ($150).
We went room by room and I made written notes about the
changes that should be made in each room. I made suggestions
for cost effective improvements in the kitchen, dining room and
bathrooms. I also suggested upgrading the flooring and changing
the wall color.
At the end of the consultation the client asked if I could coordinate
the entire renovation of the unit. I agreed and called in a variety
of experts (painters, plumbers, electricians, flooring installers,
etc.) and selected all the materials to complete each aspect of the
job. I billed the client for my time and materials on a weekly basis.
The renovation ran just as scheduled and when everything was
installed I brought in furniture and accessories to stage the
property.
The owner was thrilled with the results and hired me to provide
interior design services for his new home. This has included an
extensive lighting plan for his office and kitchen. Selection of
furniture, window treatments, bedding and advise on landscape
plantings.

I added new wood-laminate flooring in the Living and Dining Room and selected a warm paint
color with accents on the fireplace.
My first change was to create this pass-through from the
kitchen into the dining room. This opens up the view of the
back yard from the kitchen.
I had new carpet installed upstairs and had all the bathrooms
updated with new tile and fixtures.
I had new tile and lighting installed in the kitchen nook, which
could also serve as a home office.
I selected new granite counters, new appliances, undermount
sink and special halogen lighing and xenon undercounter
lighting as well as a recessed lighting. All lighting can be
adjusted with dimmers.
